Set within the former grounds of an impressive Victorian family house, Greencroft has been a project of sheer pleasure for design director of Fleur Developments Juliette Hopkins.

'It is full of memories for me because I knew it well as a child,' she explains. 'It was the home of a friend of mine and I spent some lovely summer holidays there.

'They were a passionate sailing family and we always had such a wonderful time. When it came on the market I thought I would have a look and I realised that it could fit well with the level of properties we build and that some would have sea views.'

Today Greencroft is a collection of eight new properties. The main house is being converted into two apartments, which are due to be released next month.

Currently on the market with Sowerbys, Plot 7 is one of these.

With a guide price of £899,950, it offers three bedrooms, three bathrooms and generous living space, together with a garage and sunny west-facing garden.

Like the other new homes on the site, the house blends a traditional brick and flint exterior with bright modern interiors and exciting design touches.

Inside, it has been beautifully and stylishly decorated in carefully chosen, light heritage paint shades.

'Plot 7 has many of the features of all the homes we build,' Juliette explains.

'For example, instead of squeezing in lots of bedrooms we have given it three that are all a good size, one with a dressing area.

'There is a nice spacious hall and we have kept the downstairs living as open-plan as possible. There is a large kitchen, dining and living area, which

will be the hub of the house and ensure family life and entertaining become communal experiences.'

She adds: 'There is also, however, a separate reception room for people to remove themselves off to if they need to.'

The bespoke kitchen has been handmade and features beautiful oak flooring. There is a central island and breakfast bar, together with built-in

appliances and a boiling water tap.

French windows open on to the terrace and garden, making the space ideal for indoor-outdoor living.

Further round, the family area offers plenty of space for comfortable seating and here there are also bi-folding doors which can be pulled right back.

'I wanted the house to have lots of big windows and glass,' she says. 'It feels very light throughout.'

Modern touches also come in the beautiful waxed ash and glass staircase, the contemporary Duravit white sanitary ware in the bath and shower rooms, and

the air source under-floor heating to the ground floor.

Two of the bedrooms, including the master bedroom, are on the first floor, each with its own shower room and sea views.

The third bedroom is on the ground floor, along with the family bathroom: 'This could be ideal for guests or older children,' Juliette points out.

Greencroft is within a short stroll of the quay at Blakeney and approximately 10 minutes' drive from Holt.

It could therefore be ideal as a holiday property or as a permanent home for someone who wanted to be able to enjoy coastal living.

'It is a lovely house, which like all our properties has been carefully thought-out and designed,' Juliette adds.

'We give great consideration to how each individual home will be enjoyed and Plot 7 will certainly be a lovely place to live.'

Plot 7 at Greencroft is currently on the market with Sowerbys at a guide price of £899,950. For more information call 01263 710777.
