Dozens of jobs will be created if councillors back plans for a discount fashion store on the edge of Norwich.

A full planning application for a new TK Maxx has been submitted to South Norfolk Council by Bullen Properties.

If approved, the store would be built on disused brownfield land off Costessey's William Frost Way, close to Next.

Some 50 jobs would be created - 32 full-time and 18 part-time.

TK Maxx would be part of Longwater Retail Park.

It would share the two-storey unit with homeware store HomeSense, part of TK Maxx.

Access to the shop and delivery depot would be through a shared junction off William Frost Way, currently used by Next customers.

The Next car park will be expanded to include space for 341 cars, 36 bikes, as well as 20 disability spaces.

It would open in 2019 and open Monday-Sunday.

Responding to the neighbourhood consultation, Christopher Mahn, from Silvo Road in Costessey, said: 'This is a welcome addition to the area, offering choice to local consumers.

'The additional jobs created will be of benefit to neighbouring residential areas.

'I feel further consideration is required by the applicant regarding increased traffic to an already congested and poorly planned retail park and local road network during peak periods.'

Marie Macphail, from Redpoll Road in Costessey, said: 'The road is not adequate to just keep adding more buildings without thinking it through.'

As well as Next, Longwater retail park includes Sainsbury's supermarket, The Range, Smyths Toys superstore, Argos, Boots, Sports Direct, Marks & Spencer, KFC, McDonald's and Pizza Hut.

Planning permission was granted last year for a Costa Coffee and Greggs unit to go in The Range car park.

Tim East, who represents Costessey on Norfolk County Council, said new retail units could create extra problems, the crossing between Sainsbury's and Next was 'dangerous' and the Next car park was already a 'challenge' to exit.

Costessey Town Council recommended that the application should be refused by the district council because of the above reasons.

Supporting planning statements said a pedestrian and cyclist only access would be provided from the A1074 Dereham Road and the store would compliment the Next store.

Norwich has TK Maxx stores in Castle Mall and Westwick Street.
