Tearoom and bistro up for sale for £49,995

A restaurant business renowned for its steak and kidney pie is up for sale for £49,995 with the owners saying they need a 'change in the pace of life."
Q's, Quaker Court, Quaker Lane, Fakenham his run by Tracey Racey and business partner Paul Atkins but they are now selling the leasehold business with the aim of looking for something smaller.
Tracey opened Q's 13 years ago and serves coffee and cake first thing before lunches including steak and kidney pie as well as another favourite with customers, smoky fish pie, and then afternoon teas. The bistro is open from breakfast to lunch six days a week and for evenings three times a week. The business has been an enormous success but now the pair want to run something which doesn't require such long hours.
The business is for sale, not the building it is in, and Q's remains fully open in the meantime.
"There was a wine bar here in the 1970s but the building was empty when we took over, we've loved it and we organise specials such as a curry night but the hours are long and the business rates, £660 per year, are high. We are looking for a change in the pace of life," said Tracey.
It has room for 44 covers and comes with an owner's/manager's flat.
The agents, Hylton Smythe Commercial, marketing the business said: "Q's prides itself on its cosy atmosphere and due to its location in town, it attracts many local businesses for lunch either eat in or take away. With the cinema being opposite, this is a great location for cinema goers especially on big film nights.
"The owners inform us that due to their reputation in town they are always fully booked on the run up to and at Christmas for Christmas parties and dinners."
One reviewer on TripAdvisor said: "Had the fillet steak which was on the specials menu and I have to say it was amazing. Steak can be hit and miss but this was superb. The brilliant Norfolk beers on offer help to sweeten the deal, so all in all, a good spot."
