Fresh plans lodged for 30 homes in Lusher's Loke, Sprowston

Mitchell Demolition lodged an application last year for 28 homes in Sprowston's Lusher's Loke. 

But after neighbours and local authorities raised concerns over access and the style of the development, the applicant chose to submit revised proposals with two additional dwellings.

This would require the demolition of existing buildings on the site, which is located between School Lane and Breydon Road. 

The existing access off Lusher’s Loke through wide double gates would be removed with further access provided into the site from the north-west corner.

"These plans aren't any better than the initial ones," said Natasha Harpley, councillor for Sprowston Central. 

"The revised application would see the road made slightly wider, but it's still not enough.

"There's no way you could fit two cars down there.

"I'm not opposed to a new housing development, but I can't support this. 

"It's just not safe."

Mitchell Demolition has stated the application provides an opportunity to "regenerate the commercial site" and "tidy up" the area. 

In submitted planning papers, the developer says the new homes "would not significantly increase traffic movements" and "would not have an impact" on nearby homes.

But one homeowner, who has lived in the area for 48 years, wrote to Broadland District Council: "Breydon Road is busy enough without all these extra cars and lorries that these plans will provide.

"Lusher's Loke is a bridleway and it always has been.

"How can this be altered just to suit these plans?

"Words fail me!"

The application has so far received 11 public objections and two in support.

Sprowston Town Council has also voiced its opposition to the project, arguing the development would be out of character and would constitute an overdevelopment of the site.

It also described the proposed access as "inadequate and unacceptable".

A spokesman for Mitchell Demolition said: "We appreciate the concerns.

"At this stage, this is an outline planning application.

"All highways and access details and other planning matters will be addressed in due course as conditions of the full planning application."
