A huge Georgian manor house on the outskirts of Norwich has come up for sale for £2.2m.

The Manor House, which is on the market with Savills, dates back to 1831 and was built by architect Francis Gostling.

Up until the start of the First World War, it was the hunting lodge of former UK prime minister, Lord Rosebery, who served from March 1894 until June 1895.

Historically, the property has been at the very heart of the village of Postwick, which is located around five miles from Norwich, and it's still considered one of the area’s most prominent homes.

Its 7.5-acre grounds give the property a wonderful park-like setting, and Savills’ property agent, Tom Clayton, says its stunning Georgian façade really reflects the “grandiose” of the period in which it was built.

Over the years, The Manor House has been a beloved family home, including under the same ownership for the past 40. Surprisingly, it is not listed, although the current owners have carefully maintained it and retained many of its distinctive features, including excellent fireplaces, detailed mouldings and the impressive ceiling heights that are so typical of the period.

Highlights include the kitchen and adjoining dining room, which creates a large and sociable living space and is traditional yet modern, with Shaker-style units and a large island in the centre.

The separate drawing room, which spans the entire width of the property, offers garden access and huge bay windows and is described as the “perfect retreat” by Savills, as it features an impressive feature fireplace imported by its owners from a French chateau.

Extensive cellars with attractive arched ceilings sit below the property and offer plenty of storage space and there are eight bedrooms and four bathrooms and en suites arranged over the floors above. Two of the bedrooms are accessed by a separate staircase, which offers scope to create a self-contained wing for guests.

Also included on the ground floor is a large games room, which offers a great family space and is ideal for a snooker table or as a play room. It could also be used in conjunction with the bedrooms above, creating a separate wing, or perhaps as a holiday let.

There is also a study, family room and useful boot room.

In addition to the main living space the ground-floor leads on to an extensive swimming pool complex, which has a pool, home gym and two good-sized changing rooms.

The property is surrounded by around 7.5 acres of gardens and grounds, which are bordered by mature trees.

There is ample off-road parking on the driveway, a large garage which also provides storage and a workshop and stables.

The gardens themselves are mainly laid to lawn and have a terrace at the rear, which is ideal for entertaining and offers an impressive viewing point to see the grounds.
