Hard to believe that we're more than half way through the year already and, with school summer holidays about to start, this is always a good time to reflect on the state of the market.

Last year was busy but, right from the off, 2018 has been even busier for our new homes sales team.

Unlike other residential stock, developments tend to be less affected by seasons and the weather.

With new build, there's no reason for trees to be in leaf or gardens to be looking their best before a scheme is launched to the market - after all, sales often take place off plan before even the building takes shape let alone any landscaping.

It's likely that this activity will quieten down a little this month and August once the schools break up and holidays take priority over house hunting.

But bear in mind that this can be a great time to search – with less competition, developers may be more open to deals.

Come September and eyes will be focused on Christmas and the desire to buy in time to celebrate in a new home.

We're looking forward to a host of launches both in Norwich and around the county this autumn which will bring a fresh clutch of homes to the market.

There will be a real variety in terms of style and prices, offering something to appeal to those keen to take their first step on the housing ladder as well as more seasoned homeowners.

If you are thinking of moving, whether now or later this year, it is well worth checking to see if the government's Help to Buy scheme can help you. Remember it's not just for first time buyers.

Since its start, we have encountered several families on their second or even third home who hadn't realised they would be eligible but went on to discover it could be a very cost-effective way of buying and trading up.
