Developers have today unveiled proposals to build 3,520 houses and create more than 1,000 jobs on land north of Sprowston and Old Catton.
Two new primary schools, a library, health centre, cafes, pubs, shops and businesses have been touted under the plans put forward by Beyond Green.
The company is representing five landowners, including Norfolk County Council, and working with another, Norwich Rugby Club, to develop the application, which currently has the working title North Sprowston and Old Catton.
Further aims include creating 82.5 hectares of green space on the 207.4-hectare site, including buying Beeston Hall and opening its land as a park.
Beyond Green also wants to secure bus services in and out of Norwich every 30 minutes, with the intention of reducing this to every 15 minutes and then every five minutes as the extension nears completion.
Houses will have an average of 1.5 car parking spaces, while changes will be made to roads to create a main square for the new development.
A public exhibition on the designs will be held at the Diamond Centre, in School Lane, Sprowston, on Saturday and Sunday.
An application for outline planning permission is expected to be submitted to Broadland District Council next week.
Beyond Green says it has asked Broadland to make no decision on the application until the joint core strategy - which outlines proposals for 37,000 houses in Norwich, South Norfolk and Broadland - has been finalised.
Up to 10,000 houses are earmarked for Broadland, but this part of the document has not been adopted after it was successfully challenged by Stop Norwich Urbanisation in the High Court.
This has led to Broadland having to provide further evidence for their proposals.
If Beyond Green’s plans are approved, the project is expected to take between 15 and 20 years to complete.

Seriously.....when a proposal to build a new Asda and other businesses was turned down because of the knock on effect?? What about the local people who wanted this and the employment it would have created?? And now there is the suggestion that more new homes are built, new shops and schools.....what about the knock on effect of this on the local community....more traffic, more kids needing the oversubscribed high school?? Seems to me decisions are made depending on what benefits the planners, councillors etc can reap from it.

Agree with Fiona, first there has to be a reality check as to who and what they are building. Another small point as yet not considered is our NHS privatisation. the N&N is regularly full to the brim, so who, if any, will be building another hospital for the impact they create. The GNDP doe snot foresee a new hospital to the east, but they are busy providing new sprawl for the retiring folk wanting to settle in the country side. These retiring folk need healthcare and without planning for a new hospital in Norfolk, these plans are unrealistic, imho.

Something tells me that this proposed development to the East of Norwich Airport will give residents a wonderful view of the comings and goings of the large jets, helicopters, and smaller aircraft. They will be sitting underneath the flightpath of the aircraft using the only runways (09 & 27)... Background music will be supplied often when Engine testing is taking place. Only one thing for it-----Move the Airport, and cram another 10,000 much need affordable homes on that site. Build a road to service this new site from the Postwick Hub and call it the NDR.

These proposals sound like someone's dream and of course the coalition have now provided the perfect get out clause as regards to affordable housing and many of the facilities. Let me tell Beyond Green have stated that they will make up to a third of these affordable, which to be quite honest cold be zero. Queens Hill 2 here we come.

Step back a bit Albert! The report says 15 to 20 years to build the development, which ties-in with Beyond Green's assertion at their first public presentation earlier this year. Plan is apparently to get businesses there first, then to build houses as needed . An old-fashioned approach, hardly get rich quick! And, Bookworm, plans are for nothing higher than three storeys, so no high-rise stuff. Have to say that I went in to the presentation in a very anti frame of mind but came out quite converted. If we must have more development then at least BG look like the best bet. Why not go along to the Sprowston exhibition this weekend and check it out?

Fiona, you, like many others, may well have a housing problem. If you think there is any chance of being considered for a new home in this scheme, you may have to be on permanent benefits or just arrived from Eastern Europe. Time has come maybe, to consult a professional expert who can give you advice on this matter. Sorry to say that it's not a situation where everything will come to those who wait.

Totally for this plan. new schools, medical centres, houses, jobs, etc are DESPERATELY needed and VERY much welcomed.Schools are completely jammed packed and docs often full to the brim. Norfolk is far from being "full". Green spaces are still a-plenty, the only they would need to do is make them avoidable and not like the crazy expensive ones at riverside etc. Me and my family (2 adults, 1 toddler) have to live with my mother, have been on the waiting list for 5 years to be housed, partner got made redundant so cannot private rent and not even a "silver" band on the list.

I began my comment BEFORE anyone else had made a posting You know what it's like on some of these sites. Here's the Original! OK, I will start the Ball Rolling!..... Q1.Has anyone the foggiest idea why 3500 new homes are required in that area ?... Q2.Who are they being built for?... Q3. What will be the price of the cheapest, and of course the more expensive, and what proportions of each group will be built? Will there be accommodation for ALL age groups?... Q4...2 schools (in your dreams), shops, (no mention of a supermarket), library (privately funded no doubt). Cafe's and Health Centre, and a pub, likely all built round a skate board area. Businesses, and jobs, No doubt paying Norwich City Centre rates OF pay. …. Archant! You have the journalists to probe for the truth. Don't hold back, on this and any other over the top proposals.

There are already huge numbers of new-build houses around Norwich that have remained unsold for a number of years because there isn't any demand for them... and yet stupid people want to build even more of them. They should look to Ireland where they are knocking down new build houses because there is no demand.
